Mechanical demolition

A tracked excavator with the right attachment takes down more structure per hour than any other method, and it keeps operators out of the structure entirely. The attachment changes with the material: a hydraulic breaker for concrete and masonry, a pulveriser for crushing and separating reinforcement, a shear for steel, and a grapple for sorting and loading. Machine demolition needs a working area, a stable platform and enough room for the structure to come down inside the exclusion zone.

Manual demolition

Hand demolition works top-down off scaffold, course by course, and it is the only controllable method where the drop cannot be predicted or where something adjacent must survive intact. Chimneys, party walls, structures in terraces and any element within reach of a neighbouring building come down by hand. It is slower and costs more per square metre than any machine method, and on the relevant jobs there is no alternative to it.

High-reach demolition

A long-boom excavator reaches heights a standard machine cannot, taking a structure down progressively from the top while the machine stays outside the collapse zone. The trade-off is stability: a long boom reduces the machine's safe working envelope and its lifting capacity, and it needs a prepared level platform. Wind matters more than on any other method, which in Cape Town means the summer south-easter governs when high-reach work runs.

Controlled collapse

Controlled collapse pre-weakens a structure at defined points so it falls within its own footprint in a planned sequence. It is engineered rather than improvised, with the sequence, the weakening points and the exclusion zone designed in advance. It suits isolated structures with room to fall and is unsuitable anywhere near a boundary or a retained building. Explosive demolition is a specialist sub-case rarely used on the scale of work covered by this site.

Deconstruction

Deconstruction reverses the build order to recover material intact: coverings, then secondary structure, then primary structure, then substructure. It costs the most in labour per square metre and returns the most in salvage, so it applies where the material is worth the time.
